About the position

The Asset & Wealth Management Division (AWM) at Goldman Sachs is seeking a Vice President to join the Real Estate Core Services team. This team is dedicated to providing support for the closing of real estate transactions, which encompass a variety of asset classes including office, retail, multifamily, hospitality, and industrial. The ideal candidate will have a robust background with 8-12 years of experience in closing commercial real estate transactions, including both direct transactions and lending/borrowing transactions. This role is situated within a fast-paced and dynamic environment, where the candidate will be expected to demonstrate versatility and a passion for investing. In this position, the successful individual will play a critical role in establishing new processes and transitioning functions from other parts of the business while supporting bespoke and varied transactions. The responsibilities will include managing the closing process for real estate transactions, which involves project management, organizational skills, and a strong focus on customer service. The candidate will work closely with various stakeholders, including Investing Professionals, Portfolio & Asset Managers, Capital Markets, and Legal teams, ensuring that all aspects of the transaction process are executed smoothly and in compliance with internal guidelines. The role requires excellent verbal and written communication skills, proficiency in Microsoft Word and Excel, and the ability to work collaboratively within a team. The candidate will also be expected to exhibit sound judgment and problem-solving skills, particularly in the context of a new team environment. As the scope of the role evolves, the individual will gain a comprehensive understanding of real estate investments, processes, and corporate governance, contributing to the overall success of the AWM division.

Responsibilities

• Provide dedicated support for the closing of real estate transactions.
• Manage the closing process related to various real estate activities including acquisition, disposition, financing, construction, development, and asset management.
• Review and abstract purchase and sale agreements and monitor the due diligence process and critical dates from term sheet/contract execution to closing.
• Order and review title commitments/updates, surveys, and zoning reports, and assist with curing defects.
• Order appraisals and ensure compliance with appraisal policies.
• Collaborate with outside counsel on document preparation and ensure compliance with transaction processes.
• Manage document execution and delivery, including preparation of closing statements and income and expense proration schedules.
• Liaise with title companies and external counsel on closing requirements.
• Prepare sources and uses of funds to calculate equity contributions and monitor cash flow.

Requirements

• Bachelor's Degree or equivalent.
• 8-12 years of experience in a similar role with experience in closing real estate transactions.
• Excellent organizational, project management, and customer service skills.
• Proficient in Microsoft Word and Excel.
• Strong verbal and written communication skills.
• Ability to work collaboratively in a team environment.

Nice-to-haves

• Experience with both direct real estate transactions and lending/borrowing transactions.
• Familiarity with compliance guidelines related to real estate transactions.
