About the position

The Assistant Building Engineer is responsible for managing the day-to-day operations of Class 'A' medical office buildings located on hospital campuses. This role focuses on maximizing the value of the buildings through effective tenant relations, prudent expense control, and efficient operation of building systems. The position requires coordination with various stakeholders, including tenants, vendors, and hospital administration, to ensure optimal building performance and tenant satisfaction.

Responsibilities

• Manage daily building operations and vendor performance.
• Source and qualify vendors, including procurement of multiple bids for projects.
• Coordinate tenant improvements with Property Manager, tenants, and vendors.
• Conduct regular building inspections and document findings.
• Maintain effective communication with internal and external customers.
• Monitor and direct the operation of building systems for tenant comfort and safety.
• Respond to tenant service calls and emergency situations.
• Perform plumbing repairs and minor electrical repairs as needed.
• Develop and maintain energy management and preventive maintenance programs for HVAC systems.
• Manage vendor services for elevators and electrical systems maintenance.
• Participate in the design and implementation of emergency systems and procedures.
• Coordinate tenant move-in procedures and oversee contractors involved in tenant improvements.

Requirements

• Mid-level experience in building operations or facilities management.
• Strong communication and interpersonal skills.
• Ability to manage multiple vendors and contractors effectively.
• Knowledge of HVAC, electrical, and plumbing systems.
• Experience with building maintenance management systems.

Nice-to-haves

• Experience in medical office building management.
• Familiarity with environmental compliance regulations (EPA, OSHA).
• Certifications related to building management or engineering.
