As an Assistant Property Manager for Commercial Retail, you will work under the general direction of the Property Manager to oversee and coordinate all property management, maintenance, and construction activities for a Retail Commercial Portfolio. This role involves providing executive and clerical support as needed, ensuring that all administrative tasks related to the management, leasing, and operation of the company's commercial properties are handled efficiently. You will be responsible for maintaining superior tenant relations, assisting with customer service for tenants and vendors, and ensuring effective communication throughout the property management process. Your responsibilities will include overseeing and coordinating property management activities associated with various commercial tenants in buildings such as warehouses, manufacturing facilities, retail spaces, and office buildings. You will follow up on the status of vendor jobs, assist in obtaining bids for additional work, and monitor vendor contracts and insurance certificates for accuracy. Additionally, you will assist in preparing budgets, variance reports, and CAM reconciliations, as well as reviewing delinquency reports with the property manager and following up with tenants who are delinquent in payments. The ideal candidate for this position should possess strong communication skills, the ability to manage multiple projects simultaneously, and the capability to interact effectively with a diverse range of tenants. Self-management and multi-tasking skills are essential, as is a high energy level and the ability to work independently without direct supervision. A minimum of two years of experience in real estate or property management, along with clerical support responsibilities, is required. An Associate's degree or equivalent education and training is preferred, with coursework in Real Estate being a plus. A valid Real Estate License is also required as per state law. Familiarity with Microsoft Office applications and Yardi software is essential for success in this role.
