About the position

The Assistant Community Manager plays a crucial role in the operation of the property, assisting the Community Manager in various tasks including administration, maintenance, leasing, and resident relations. This position ensures the property is well-maintained and operates within budgetary constraints while maximizing occupancy and managing delinquency. The role also involves direct sales and marketing activities to promote the community and its offerings.

Responsibilities

  • Manage new home inventory to protect asset value through proper setup, inspections, and utilities until sale completion.
  • Perform weekly property visits to evaluate compliance with community policies regarding parking, curb appeal, pets, and property maintenance.
  • Maximize overall operating performance and return on investment by managing occupancy, delinquency, violations, and maintenance of community infrastructure.
  • Direct sales and marketing activities, ensuring up-to-date sales materials and online postings for homes for sale.
  • Process and complete all sales paperwork accurately and efficiently.
  • Responsible for hiring, onboarding, training, and performance management of maintenance technicians and assistant managers.
  • Ensure all rents are collected by month-end and manage delinquency accounts effectively.
  • Prepare and manage the budget for labor and operational costs, ensuring compliance with budgetary guidelines.
  • Full accountability for budget performance and development.
  • Perform other duties as assigned.

Requirements

  • High School Diploma or equivalent is required.
  • 3 years of related management experience in retail, hospitality, or property management preferred.
  • Experience in customer service or resident relations.
  • Proficiency in office productivity software; proficiency in rent management-based software preferred.
  • Ability to understand and apply company policies, local, state, and federal regulations regarding facility management and fair housing.
  • Must be flexible, willing to work Saturdays, and able to adapt in a fast-paced environment.
  • Bilingual in English/Spanish preferred.

Benefits

  • Competitive hourly wage of $18.00 - $20.00 based on experience plus sales commission.
