Our Assistant Community Managers play a critical role in maintaining the high standards of our properties, ensuring that our residents love where they live. This position is integral to our sales and management team, working closely with the Community Manager to meet revenue and profit targets while delivering best-in-class customer service and fostering high resident retention rates. In this dynamic role, you will be responsible for cultivating and managing the resident experience, supporting the property's accounting needs, and adhering to leasing policies. The Assistant Community Manager will engage in various tasks, including accounting and bookkeeping, affordable compliance, and customer service and sales. You will maintain all property accounting and reporting, including collecting and posting rent, preparing financial reports, and processing invoices. Additionally, you will ensure compliance with LIHTC and HUD programs, monitor income and rent limits, and maintain positive relationships with local housing authorities. Your customer service skills will be essential as you lease apartments, respond to resident inquiries, and resolve service issues promptly. You will also lead and mentor the leasing team, sharing your expertise in leasing, marketing, and resident retention. Responsibilities

  • Maintain all property accounting and reporting, including collecting and posting rent, financial and leasing reports, month end, pre close, bank deposits and ensuring a balanced rent roll.
  • Prepare monthly close-out and financial reports.
  • Process invoices for payment and collect rent, fees, and other payments.
  • Complete bank deposits, dispositions, and account reconciliations.
  • Use property management software such as Yardi to record, track, and report on all financial workings of the community.
  • Gather and follow up on all verifications of income for LIHTC and/or HUD programs.
  • Monitor correct usage of income and rent limits as well as utility allowances.
  • Walk units to prepare for state required inspections and maintain a positive relationship with local housing authority.
  • Lease apartments using your leasing and sales experience.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner.
  • Lead and mentor the leasing team, providing guidance on leasing, closing, marketing, and resident retention.
  • Work closely with the Community Manager regarding all property operations.

Requirements

  • Minimum of one year of residential leasing, sales and/or property management experience required.
  • Minimum of one year of LIHTC experience required.
  • Experience in leadership and supervising a staff preferred.
  • Experience using Yardi or other related property management accounting software.
  • Strong knowledge of Microsoft Outlook, Word, and Excel.
  • Strong math and accounting skills.
  • Understanding of financial statements (budget, financial reports, accounting information, etc.).
  • Strong understanding of federal, state, and local fair housing laws and provisions.
  • High school diploma or equivalent required.

Nice-to-haves

  • Housing Credit Certified Professional (HCCP) Designation preferred.
  • Knowledge of Low Income Housing Tax Credit (LIHTC).
  • Knowledge of IRS 8823 guide and HUD 4350.3 manual.
  • Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property.
