About the position

The Assistant Community Manager at The Garrett Companies is a pivotal role responsible for supporting the Community Manager in ensuring the operational and financial success of a new multifamily community. This position involves overseeing accounting functions, leading onsite team members, and enhancing resident experiences while achieving community goals such as occupancy and marketing effectiveness.

Responsibilities

  • Support the Community Manager in operational and financial success of the community.
  • Oversee all accounting functions required for the community.
  • Assist in leading and developing onsite team members to maximize performance.
  • Collaborate with the Community Manager on community objectives and strategies.
  • Ensure exemplary customer experience for residents and prospects.
  • Resolve customer and resident concerns as they arise.
  • Collect and account for all rents and other monies owed.
  • Maintain financial transaction records and conduct regular audits.
  • Conduct resident move-out inspections and manage deposit accounting.
  • Maintain resident files with complete and accurate documentation.
  • Conduct market surveys and communicate updates on new communities.
  • Follow up with prospects through various communication methods.
  • Process rental applications and manage move-in schedules.
  • Ensure the community is ready for business daily and maintain vendor relationships.

Requirements

  • 2+ years of residential property management experience as an Assistant Community Manager.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Strong organizational skills and attention to detail.
  • Excellent written and verbal communication skills.
  • Knowledge of Fair Housing regulations and property management laws.
  • Ability to think creatively and innovatively.

Nice-to-haves

  • Knowledge of Entrata software is preferred.
  • Experience in conducting market surveys.
