About the position

Greystar is seeking an Assistant Community Manager to oversee the daily operations of a designated property. This role involves managing team members, daily activities, and resources to meet established financial and operational goals. The Assistant Community Manager will ensure compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other laws governing multi-family housing operations. The position is based in San Diego, CA, and requires a commitment to maintaining high standards of service and operational excellence. The Assistant Community Manager will be responsible for providing input into the development of property budgets by analyzing financial statements and evaluating marketing information. This includes setting rent rates, ensuring timely collection of rents and fees, and preparing monthly financial status reports. The role also involves approving vendor invoices, managing petty cash, and overseeing lease enforcement processes, including approving resident applications and conducting apartment inspections. In addition to financial management, the Assistant Community Manager will promote resident satisfaction by addressing complaints and service requests promptly. Regular property inspections will be conducted to ensure that the property meets safety, cleanliness, and aesthetic standards. The Assistant Community Manager will also implement marketing and leasing strategies to achieve occupancy and revenue goals, adapting to current market trends as necessary.

Responsibilities

  • Manage the day-to-day operations of the assigned property.
  • Oversee team members and daily activities to achieve budgeted financial and operational goals.
  • Ensure compliance with company policies and relevant laws and regulations.

  • Conduct regular property inspections to ensure safety and cleanliness standards are met.

Requirements

  • 1-2 years of property management experience.
  • 1+ years of Assistant Community Manager experience preferred.
  • Strong analytical skills to evaluate financial statements and market trends.
  • Excellent communication and interpersonal skills to interact with residents and vendors.
  • Ability to manage multiple tasks and prioritize effectively.

Nice-to-haves

  • Experience with budget development and financial reporting.
  • Knowledge of Fair Housing laws and regulations.
  • Familiarity with property management software.
