About the position

The Assistant Community Manager is responsible for the efficient operation of the community under the direction of the Community Manager. This role includes assuming responsibility for the community in the absence of the Community Manager and involves various administrative, leasing, and customer service tasks to ensure a well-managed living environment for residents.

Responsibilities

  • Efficient and timely reporting, maintenance, and submission of all administrative forms, files, and reports.
  • Post rent to MRI and perform necessary bookkeeping functions.
  • Assist the Community Manager in the orientation, training, and scheduling of all leasing and office personnel.
  • Inspect model, office, and vacant units to ensure marketability.
  • Ensure the on-site office is organized and files are maintained as required.
  • Inspect all make-readies and maintain awareness of the community's curb appeal.
  • Shop competition regularly to understand their pricing, policies, and lease terms.
  • Lease to qualified prospects by showing available apartments.
  • Assist with the lease renewal program through initial contact and follow-up with residents.
  • Ensure a professional appearance and behavior for oneself and all personnel.
  • Maintain thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual.
  • Stay informed of current rental rates, sizes, locations, and amenities of the community.
  • Understand Fair Housing Standards and company policies and procedures.
  • Ensure efficient and courteous response to all resident requests.
  • Assist in designing and implementing a resident retention program, such as newsletters or social activities.
  • Report any unusual or extraordinary circumstances regarding residents or the community.
  • Operate within OSHA standards and company safety policies at all times.
  • Seek educational opportunities and self-improvement for personal growth and development.

Requirements

  • High school diploma or GED; or one-year related experience and/or training; or equivalent combination of education and experience.
  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to write simple correspondence and effectively present information in one-on-one and small group situations.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages.
  • Fair Housing training must be completed within 1 day of hire; Preventing Sexual Harassment, Workplace Harassment, and Drug Free Workplace courses must be completed within 7 days of hire.
  • A valid driver's license is required for this position; Fair Housing Certificate must be obtained within 60 days of hire.
