The Assistant Community Manager plays a crucial role in supporting the Community Manager in the overall administration, compliance, and maintenance of the property, with a strong focus on maintaining 100% occupancy. This position requires proactive behavior to effectively represent Quality Management Group, Inc. and to build strong relationships within the community. A valid California driver's license and experience in a similar role, particularly with LIHTC (Low-Income Housing Tax Credit) properties, are essential for this role. The Assistant Community Manager will be responsible for ensuring that resident files and Yardi data are maintained in accordance with compliance and property management policies. This includes reviewing, processing, and approving all resident notices related to recertification, as well as assisting in maintaining the property waiting list according to the Tenant Selection Plan. The role also involves processing applications for housing in line with the properties' affordable housing covenants and assisting in annual re-certifications within established timelines. In terms of property operations, the Assistant Community Manager will assist in marketing and advertising for vacancies, ensuring that all appropriate notices are sent to residents in a timely manner, and conducting regular inspections of the grounds, buildings, and apartment units. The position requires collaboration with resident services staff to ensure that vacancy turn times are met and that move-in dates are adhered to. Additionally, the Assistant Community Manager will help manage work orders in Yardi, show available units, maintain office and resident files, and engage in competitive shopping and marketing efforts. Financial responsibilities include preparing deposits, posting resident payments, and assisting in the preparation of month-end reports and annual budgets. Customer service is a key aspect of this role, requiring timely responses to resident complaints and fostering a community atmosphere that is welcoming and engaging.
