About the position

The Assistant Community Manager at TAM Residential is a support role focused on managing financial transactions and records for the assigned community. This position involves reconciling monthly reports, preparing legal notices, and assisting with leasing efforts while ensuring compliance with Fair Housing regulations. The role emphasizes customer service and teamwork, contributing to a positive living experience for residents.

Responsibilities

  • Post all funds collected and make daily deposits.
  • Prepare and deliver Legal Notices on the appropriate date allowed by the lease contract.
  • Maintain an accurate and current delinquency report for submission to the Community Manager and Regional Supervisor.
  • Pursue all legal means of collecting delinquent rent.
  • Process NSF checks, including posting entries and notifying residents.
  • Complete Move-Out procedures by assessing and charging for damages or cleaning.
  • Close the books monthly on the assigned date and time.
  • Review and reconcile monthly reports.
  • Assist leasing associates with leasing efforts, aiming for a closing ratio of 50% or better on qualified prospects.
  • Coordinate move-in dates with apartment readiness alongside leasing associates.
  • Generate traffic through marketing calls, completing at least five per week.
  • Assist with planning and implementing monthly or quarterly marketing activity plans.
  • Comprehend and explain every paragraph of the lease contract.
  • Obtain renewals on expiring leases within the specific time period.
  • Assist the Community Manager with resident activities and communication.
  • Report to work on time with a neat and professional appearance.
  • Maintain courteous and pleasant interactions with residents and associates.
  • Complete all daily, weekly, and monthly reports accurately.
  • Understand the Community Manager's role to assume responsibilities during their absence.
  • Abide by all Fair Housing Laws.

Requirements

  • Experience in financial record-keeping and bookkeeping.
  • Knowledge of Fair Housing regulations.
  • Ability to use computer software and associated packages effectively.
  • Strong customer service skills and ability to work in a team environment.

Nice-to-haves

  • Experience in property management or leasing.
  • Familiarity with marketing strategies for residential communities.
