The Assistant Community Manager plays a crucial role in the overall operation of the property, assisting in various aspects such as general administration, maintenance, leasing, resident relations, and rent collection. Under the guidance of the Community Manager, the Assistant Community Manager ensures that the property is maintained in excellent physical condition while also managing its fiscal operations effectively. This position requires a proactive approach to maintaining the property’s standards and ensuring a positive living environment for residents. In this role, the Assistant Community Manager is responsible for managing the new home inventory, which includes protecting the asset's value through proper setup, inspections, and utility management until the sale is finalized. Regular property visits are essential to evaluate compliance with community policies, including parking regulations, curb appeal, pet policies, and overall property maintenance. The Assistant Community Manager also plays a key role in maximizing the community's operating performance by managing occupancy rates, delinquency issues, and ensuring that the community infrastructure is well-maintained. Sales and marketing activities are also a significant part of this role. The Assistant Community Manager must ensure that all sales materials are current and that homes for sale are effectively advertised on various platforms, including social media. Following up on leads and processing sales paperwork is essential to drive sales and maintain a steady flow of new residents. Additionally, the Assistant Community Manager is responsible for the hiring, onboarding, training, and performance management of maintenance technicians and assistant managers. Ensuring timely rent collection and managing delinquent accounts is critical to maintaining the property’s financial health. The role also involves preparing budgets for labor and operational costs, ensuring compliance with budgetary constraints, and being accountable for budget performance. Other duties may be assigned as necessary to support the community's operations.
