The Assistant Community Manager at Capital Square Living plays a crucial role in the day-to-day operations of an assigned community. This position involves co-leading the management of team members, daily activities, and resources to achieve established financial and operational goals. The Assistant Community Manager is responsible for ensuring compliance with company policies and various housing regulations, including Fair Housing, the Americans with Disabilities Act, and the Fair Credit Reporting Act. This role is essential in maintaining the community's standards and enhancing resident satisfaction. In this position, the Assistant Community Manager will help meet targeted revenues by ensuring timely collection and posting of rent and fees, making necessary financial bank deposits, and assisting in the preparation of monthly financial status reports. They will oversee the leasing process, which includes approving resident applications, conducting apartment inspections, and managing delinquency according to company policies. The Assistant Community Manager will also assist in keeping market surveys up to date, which is vital for implementing effective marketing and leasing strategies to achieve occupancy and revenue goals. Promoting resident satisfaction is a key responsibility, as the Assistant Community Manager will respond to complaints and requests promptly, ensuring that service issues are addressed effectively. They will also ensure that the maintenance team complies with company standards regarding resident service requests and will conduct regular community inspections to maintain safety, cleanliness, and overall appeal. Additionally, the Assistant Community Manager will complete various accounting, financial, and administrative reports as required, contributing to the smooth operation of the community.

Responsibilities

  • Co-lead the day-to-day operations of the assigned community.
  • Manage team members and daily activities to achieve budgeted financial and operational goals.
  • Ensure compliance with CS Living policies and various housing regulations.
  • Help meet targeted revenues by ensuring timely collection and posting of rent and fees.
  • Oversee the leasing process, including approving resident applications and conducting apartment inspections.
  • Manage delinquencies according to CS Living policies and procedures.
  • Assist in keeping the RADIX market survey up to date to reflect current market trends.
  • Implement short and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by addressing complaints and service issues promptly.
  • Ensure compliance of the maintenance team with company standards for service requests.
  • Conduct regular community inspections to maintain safety and cleanliness standards.
  • Complete various accounting, financial, and administrative reports as assigned.

Requirements

  • High School diploma or GED or related experience and/or training.
  • Demonstrated management and supervisory skills sufficient to lead and evaluate team members.
  • Ability to read, write, and communicate effectively for legal documents and community operations.
  • Proficient in word processing, spreadsheet, and database management programs.
  • Strong proficiency in community management software, preferably Yardi or equivalent.
  • Demonstrated mathematical skills for financial records and reporting.

Nice-to-haves

  • Experience in property management or community management roles.
  • Familiarity with Fair Housing regulations and compliance.
  • Strong customer service skills and experience in resident relations.
