About the position

We are seeking an enthusiastic and organized individual to join our team as an Assistant Community Manager. This role is pivotal in leasing apartments and delivering exceptional customer service to our residents. The ideal candidate will be outgoing, sales-driven, creative, and reliable, with a passion for helping others find their perfect home. As an Assistant Community Manager, you will be responsible for greeting prospects and residents, providing them with exceptional customer service, and showcasing our community and featured apartments. You will highlight the amenities and work to close the sale effectively. In this position, you will manage prospects through various channels, including phone, email, and in-person interactions, ensuring effective follow-up and strong closing techniques. You will process applications for approvals, which include conducting credit checks and reviewing rental history. Additionally, you will type leases, schedule lease signings, and secure new residents' signatures on the necessary paperwork prior to their move-in. Orientation of new residents will also be part of your responsibilities, where you will turn over keys, review community rules and regulations, and point out amenities. Collaboration with the Community Manager is essential, as you will utilize marketing strategies to secure traffic, manage renewal processes, and ensure that all renewal offers and resident events are planned monthly. You will also be involved in managing delinquency and collections efforts for the portfolio, inspecting apartments at move-out, and preparing move-out deposit accounting. This role requires a proactive approach to ensure that our community remains a welcoming and well-managed environment for all residents.

Responsibilities

  • Greet prospects and residents and provide exceptional customer service.
  • Tour community and featured apartments, highlighting amenities and closing the sale.
  • Manage prospects via phone, email, and in-person through effective follow-up and strong closing.
  • Process applications for approvals, including credit checks and rental history.
  • Type leases and schedule lease signings.
  • Secure new residents' signatures on appropriate paperwork prior to move-in.
  • Orient new residents to the community, reviewing rules, regulations, and amenities.
  • Work with Community Managers on utilizing marketing strategies to secure traffic.
  • Collaborate with the Community Manager on approved renewal offers and retention plans.
  • Manage the renewal process and ensure all renewal offers and resident events are planned monthly.
  • Manage delinquency and collections efforts for the portfolio per company standards.
  • Inspect apartments at move-out and prepare move-out deposit accounting.

Requirements

  • Minimum of 2 years experience in a multifamily, military, or student housing environment.
  • High School Diploma or equivalent required; college degree preferred.
  • Working knowledge of Microsoft Office Suite (Word, Excel, Outlook).
  • Experience with AppFolio preferred.
  • Basic knowledge of Fair Housing laws.
  • Valid driver's license and reliable transportation.

Nice-to-haves

  • Experience in property leasing (1 year preferred).
