About the position

Impact Management Group, LLC is seeking a high-energy, multi-tasking professional to assist in managing multiple sites within our LIHTC apartment community. This position is ideal for individuals looking to elevate their property management expertise, as we offer on-the-job training and assistance with obtaining Property Management accreditations. The Assistant Community Manager will play a crucial role in ensuring the smooth operation of our properties, focusing on resident relations, leasing, and the assertive oversight of day-to-day operations. The successful candidate will be detail-oriented and possess a strong background in resident relations and leasing. Responsibilities will include leasing and processing LIHTC applications, maintaining positive relationships with tenants and contractors, advertising and marketing available apartments, signing new leases, processing recertifications in a timely manner, collecting rent, handling evictions as needed, and managing receivable accounts and operating expenses. Additionally, the Assistant Community Manager will work closely with the Community Manager to accomplish financial goals and report periodically on operational performance. This is a full-time position with expected hours of 40 per week, offering a competitive pay rate of $23.00 per hour. The role requires a commitment to maintaining a friendly and professional demeanor while managing multiple tasks effectively. Candidates must be willing to relocate to Milwaukee, WI, before starting work, as the position involves managing multiple locations.

Responsibilities

  • Lease and process LIHTC applications.
  • Maintain a positive, productive relationship with tenants and contractors.
  • Advertise and market available apartments.
  • Sign new leases and process recertifications timely.
  • Collect rent from tenants and handle evictions as needed.
  • Collect receivable accounts and handle operating expenses.
  • Work with Community Manager to accomplish financial goals and report periodically on operational performance.

Requirements

  • Minimum 2 years of experience in Property Management (required).
  • Knowledge of LIHTC regulations and processes.
  • Understanding of rules and regulations surrounding property management.
  • Strong interpersonal skills with excellent communication abilities.
  • Organized with excellent time management skills.
  • Ability to multi-task effectively.
  • Friendly demeanor with a can-do attitude.

Nice-to-haves

  • Experience with YARDI software is a plus.
  • Property Leasing & Management Occupations experience.
