About the position

Fuller Apartment Homes, Inc. is seeking a Full-Time Assistant Community Manager to join our property management team at a 312-unit apartment community in Bakersfield, CA. This role is integral to our operations, providing essential support to the Community Manager and Maintenance Staff while managing various administrative activities related to property management. The Assistant Community Manager will be responsible for fostering a positive community environment, ensuring resident satisfaction, and maintaining the overall integrity of the property. The ideal candidate will possess property management experience, a strong work ethic, and excellent communication skills, along with the ability to quickly adapt to new technology systems. The Assistant Community Manager's schedule will be Tuesday through Friday from 8:30 am to 5 pm and Saturday from 10 am to 4 pm. This position also requires flexibility to support other sister property community managers within Fuller Apartment Homes, Inc. as needed. Given the sensitive nature of the information handled in this role, candidates must undergo a credit check and background check as part of the application process. Key responsibilities include assisting in leasing activities, managing resident relations, and performing various administrative duties. The Assistant Community Manager will engage with potential residents, handle inquiries, process rental applications, and ensure that all vacant units are ready for occupancy. Additionally, the role involves addressing resident complaints, managing work orders, and coordinating maintenance activities. The Assistant Community Manager will also be responsible for maintaining compliance with property rules and regulations, ensuring a clean and safe community, and supporting the overall operational efficiency of the property.

Responsibilities

  • Assist the Community Manager in establishing and promoting a positive community environment.
  • Be available to residents and assist with their needs.
  • Act as a liaison for the Home Office.
  • Assist with administrative responsibilities related to property management.
  • Interpret and enforce the Rental Agreement and Policies as per established procedures.
  • Maintain a clean, safe, and orderly community.
  • Assist in advertising vacant apartments and securing residents for occupancy.
  • Respond to all rental inquiries via phone, email, and social media.
  • Meet potential residents, show property, and assess applications in accordance with anti-discrimination laws.
  • Ensure all vacant units are cleaned, maintained, and rent-ready.
  • Process rental applications and hold deposit agreements.
  • Manage rent payments, security deposits, and other property fees.
  • Conduct move-in inspections with new residents and complete inspection forms.
  • Handle resident calls and enforce property rules and regulations.
  • Investigate and resolve resident complaints and rental violations.
  • Prepare resident correspondence and notices as requested by Home Office.
  • Create work orders for maintenance requests from residents.
  • Schedule work with outside vendors or on-site maintenance staff.
  • Tag illegally parked vehicles and arrange for towing as necessary.
  • Host and manage resident events and promotions.
  • Process Notices to Vacate and assist with move-out inspections.
  • Create work orders for vacancy-related work and charge resident ledgers for applicable charges.
  • Adhere to rental guidelines and enforce rules specified in the Rental Agreement.
  • Submit time cards and assist in posting lease renewal notices.
  • Interface with local law enforcement as needed.
  • Track and manage expenses and budgets for the property.
  • Assist in managing vendor invoices and work order payable batches.
  • Review utility billing for accuracy and submit repair requests as needed.
  • Respond to social media reviews and Satisfacts surveys.
  • Assist in preparing Security Deposit Accounting for final processing.
