About the position

The Assistant Community Manager is responsible for the efficient operation of the community under the direction of the Community Manager. This role includes assuming responsibility for the community in the absence of the Community Manager and involves various administrative, leasing, and customer service tasks to ensure a well-managed living environment for residents.

Responsibilities

  • Ensure efficient operation of the community under the direction of the Community Manager.
  • Assume responsibility for the community in the Community Manager's absence.
  • Timely reporting, maintenance, and submission of all administrative forms, files, and reports.
  • Post rent to MRI and perform necessary bookkeeping functions.
  • Assist the Community Manager in training and scheduling leasing and office personnel.
  • Inspect model, office, and vacant units to ensure marketability.
  • Maintain organization of the on-site office and files as required.
  • Inspect all make-readies and ensure community curb appeal.
  • Shop competition regularly to understand their pricing and policies.
  • Lease to qualified prospects by showing available apartments.
  • Assist with the lease renewal program and follow up with residents.
  • Manage inventory and ordering of administrative supplies and equipment.
  • Ensure professional appearance and behavior for oneself and all personnel.
  • Maintain knowledge of leasing techniques and sales methods.
  • Respond efficiently and courteously to all resident requests.
  • Assist in designing and implementing a resident retention program.
  • Report any unusual circumstances regarding residents or the community.
  • Operate within OSHA standards and company safety policies.
  • Seek educational opportunities for personal growth and development.

Requirements

  • High school diploma or GED; or one year related experience and/or training; or equivalent combination of education and experience.
  • Ability to read and comprehend simple instructions and correspondence.
  • Ability to write simple correspondence and present information effectively.
  • Ability to calculate figures and amounts such as discounts and percentages.
  • Fair Housing Certification must be completed within 60 days of hire.
  • Completion of Preventing Sexual Harassment and Drug Free Workplace courses within 7 days of hire.

Nice-to-haves

  • Experience in property management or leasing is preferred.
  • Knowledge of Fair Housing Standards is beneficial.
