About the position

BRG Realty Group, LLC is an award-winning owner and operator of apartment communities in Ohio, Kentucky, and Indiana. The company currently manages 50 communities comprising 8,398 apartment homes. The Assistant Community Manager plays a crucial role in supporting the Community Manager in the daily operations of the assigned apartment community. This position requires a proactive individual who can represent BRG with professionalism and industry knowledge, ensuring the highest level of occupancy and resident satisfaction. The Assistant Community Manager will be involved in various aspects of property management, including supervising staff in the absence of the Community Manager, maintaining satisfactory occupancy levels, and fostering excellent resident relations. The role includes assisting with leasing activities, such as greeting prospective residents, conducting community tours, processing applications, and ensuring timely follow-up. Additionally, the Assistant Community Manager will enforce lease agreements, monitor maintenance activities, and assist in rent collection and financial oversight. This position also requires a strong understanding of fair housing laws and the ability to maintain organized office operations. The ideal candidate will have 2-5 years of experience in property management, particularly with communities of 150+ units, and familiarity with Yardi software is a plus. The Assistant Community Manager will contribute to the overall success of the community by helping to implement resident retention programs and maintaining market survey data.

Responsibilities

  • Assist the Community Manager in the day-to-day management of the apartment community.
  • Supervise multiple employees in the absence of the Community Manager.
  • Maintain satisfactory occupancy levels.
  • Ensure excellent resident relations and resolve resident concerns.
  • Assist in all leasing activities, including greeting prospective residents and handling leasing processes.
  • Enforce lease agreements and community rules and regulations.
  • Monitor and oversee maintenance-related activities.
  • Assist in rent collection, including notifying residents and developing payment plans.
  • Review property performance to budget daily with the Community Manager.
  • Assist with property expenditures and issue purchase orders as necessary.
  • Deliver non-eviction notices and communications to residents.
  • Manage, lead, and motivate the leasing and maintenance staff.
  • Maintain market survey data and assist with resident relation and retention programs.
  • Answer incoming telephone calls and check for messages.
  • Inspect apartments for move-in readiness and prepare move-out paperwork.
  • Demonstrate knowledge of fair housing laws and regulations concerning apartment leasing and management.
  • Issue Purchase Orders from Yardi software for maintenance services and inventory.
  • Keep the office orderly and maintain company documents.

Requirements

  • 2-5 years of experience in property management.
  • Experience managing communities with 150+ units.
  • Valid Driver's License is required.
  • Experience with Yardi software is a plus.
