About the position

The Assistant Community Manager at Mill Creek Residential plays a crucial role in supporting the Community Manager in maintaining community operations and achieving business outcomes. This position involves overseeing various aspects of property management, including sales, marketing, and customer service, while also stepping in as the Manager on Duty when needed. The Assistant Community Manager is responsible for developing and inspiring associates, ensuring operational standards are met, and enhancing resident satisfaction.

Responsibilities

  • Assist the Community Manager in supporting performance standards and maintaining community operations.
  • Act as the Manager on Duty in the absence of the Community Manager.
  • Warmly greet prospective residents and create personal connections to determine their needs and preferences.
  • Answer all incoming calls and handle inquiries appropriately, whether they are from prospects or residents.
  • Complete lease applications, assist with application verification, and notify prospective residents of results in a timely manner.
  • Conduct market surveys by calling or visiting competitive properties monthly.
  • Enter accurate data into information systems and prepare leasing reports for the Manager as requested.
  • Manage daily tasks and leads in Entrata.
  • Ensure the office, clubroom, apartment models, and market-ready units are in impeccable condition.
  • Assist in social media advertising as directed by the Manager.
  • Prepare for move-ins, including walking apartments and preparing move-in packages as directed by the Manager.
  • Maintain accurate records in Yardi and update rents, deposits, and application fees daily.
  • Issue appropriate notices when necessary, such as late payment or eviction notices.
  • Participate in Revenue Management calls when applicable.
  • Oversee the normal duties of Concierge and Leasing Consultants as requested by the Manager.
  • Complete all new lease and renewal paperwork, including related addendums.
  • Attend training classes and meetings as required or recommended by management.
  • Ensure compliance with all Federal, State, and local laws, including Fair Housing regulations.
  • Take ownership of customer concerns and resolve them in a timely manner.
  • Support new residents during the move-in process and assist with lease renewals, move-outs, and resident transfers.

Requirements

  • High School diploma or equivalent (GED); Bachelor's degree preferred.
  • 2 years of multi-family leasing or related property management experience or equivalent experience.
  • Strong commitment to providing outstanding customer service.
  • Excellent communication skills, both written and verbal.
  • In-depth knowledge of community inventory, pricing, and availability.

Nice-to-haves

  • Experience in retail sales or hospitality.
  • Familiarity with Entrata and Revenue Management Software.
