Responsibilities

  • Serve as a leader within the property team
  • Participate in the evaluation, planning, and execution of enhancement and development projects
  • Drive the strategic and business planning process for the center
  • Ensure sound financial administration of the property
  • Understand and follow Macerich's overall KPIs and REIT/industry trends
  • Coordinate with Leasing, Business Development, and Shared Services
  • Manage accounts receivable and assist in tenant concerns
  • Review and recommend legal actions related to accounts receivable
  • Work closely with Shared Services to manage accounts payable issues
  • Ensure Tenant Coordination supplies open/close forms and communicate changes
  • Perform analytical reviews and approvals of rent rolls and sales reports
  • Develop long-range expense planning strategies
  • Verify and provide comments on quarterly occupancy reports
  • Participate in the company's Fixed CAM initiative
  • Supervise and support the Operations Manager, Business Development, and Marketing Manager
  • Ensure performance of contractors meets company expectations
  • Create annual operations budgets and monitor financial statements
  • Plan and execute approved capital improvement projects
  • Establish and implement a property-specific Energy Management Program
  • Establish and implement a property-specific Safety Plan
  • Ensure mall rules and regulations are observed
  • Foster strong working relationships with law enforcement and community organizations
  • Establish and implement the center's Emergency Response Plan
  • Create and execute targeted marketing programs
  • Serve as a leader to implement the Macerich Volunteer Program
  • Establish and maintain positive alliances with retailers
  • Help establish and implement a center-specific public relations strategy
  • Provide support to Leasing efforts
  • Participate in quarterly and annual income forecasting
  • Conduct property tours with prospective tenants
  • Coordinate all ancillary lease efforts
  • Understand and follow all policies and procedures
  • Implement and observe the company's record retention policy
  • Coordinate with Legal and Operations Manager on construction allowances
  • Manage relationships between Tenant Coordination and other stakeholders
  • Ensure compliance with contractor rules and regulations
  • Supervise efforts to maintain a long-term strategic development plan
  • Prepare and submit ownership reports
  • Cultivate and maintain relationships with third-party management companies
  • Assist the Property Manager in completing major capital projects
  • Assist the Development department in working with city officials

Requirements

  • A college degree is preferred
  • 3-5 years of property management experience is preferred
  • Proficiency in commercial real estate, including finance, leasing, marketing, tenant relations, and construction
  • The employee must be physically capable of performing all core functions of the position
