About the position

LVL29 Apartments is in search of an Assistant Lead Maintenance Technician. This role will perform maintenance tasks as well as delegate various tasks to their team of Maintenance Technicians & Make Ready Technicians. The Assistant Lead Maintenance Technician will work under the supervision of the Regional Senior Lead Maintenance Technician, ensuring that all maintenance operations run smoothly and efficiently. This position requires a proactive approach to maintenance, with a focus on resident service and safety. The Assistant Lead Maintenance Technician will be responsible for overseeing and inspecting the work performed by assistants, instituting and managing a system for handling resident service requests, and ensuring that situations are corrected within 24 hours when possible. The role also involves scheduling maintenance personnel in conjunction with the manager to ensure that maintenance is available for emergency purposes, 24 hours a day, seven days a week. In addition to resident service, the Assistant Lead Maintenance Technician will conduct regularly scheduled safety meetings with the entire staff, maintain and communicate HAZCOM standards, and keep MSDS sheets current and accessible. The technician must maintain a thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials. The role requires a keen awareness of the condition of physical property throughout the community, with immediate correction of unsafe conditions, such as broken gates or burned-out exterior lights. The Assistant Lead Maintenance Technician will also maintain accurate records regarding preventative maintenance, service requests, expenditures, and apartment make-ready status, while scheduling and performing minor and routine maintenance on all appropriate equipment regularly. The position requires diagnosing and performing minor and routine maintenance or repair involving various systems, including electrical, plumbing, A/C and heating systems, and more. The Assistant Lead Maintenance Technician will ensure that all make-ready repairs and services are completed correctly and on schedule, reporting all major repairs and requisitions to the manager before any expenditure of funds. The role also involves maintaining an adequate inventory of spare parts and maintenance materials, performing work area clean-up and safety-related duties, and assisting in keeping grounds neat and free of litter. The Assistant Lead Maintenance Technician will be required to wear appropriate safety equipment and must be knowledgeable in the safe use and maintenance of various tools and equipment.

Responsibilities

Requirements

  • 3 years of experience in apartment or multifamily property maintenance required.
  • HVAC/EPA certification required.
  • CPO certification preferred.
  • CAMT certification preferred.
  • Valid driver's license and automobile insurance required.
  • Ability to read, write, and speak English required.

Nice-to-haves

  • Experience with automotive diagnostics.
  • Knowledge of Fair Housing regulations.
