About the position

Emerge Living LLC is seeking a highly motivated and experienced Assistant Lead Maintenance Technician to join our team. This role is crucial in assisting the Lead Maintenance Technician and Property Manager in maintaining the physical integrity of our multi-family apartment communities. The Assistant Lead Maintenance Technician will be responsible for ensuring that all units are turned quickly and that the grounds are kept clean, thereby providing a quality living environment for residents, guests, and staff. The Assistant Lead Maintenance Technician will conduct all business in accordance with company policies and procedures, as well as state and federal laws, including OSHA, ADA, and the Fair Housing Act. This position requires a keen awareness of the physical property’s condition throughout the community, with an emphasis on reporting any unsafe conditions immediately to the Property Manager or Lead Maintenance person. Responsibilities include fixing or replacing tiles, carpets, and flooring in units, changing locks, and managing heavy appliances and equipment. The role also involves ensuring that storage areas remain secure and that the grounds are kept 100% clean and free of litter. In addition to these tasks, the Assistant Lead Maintenance Technician will perform routine maintenance as requested, assist with various physical tasks, and complete minor service requests. The position requires a proactive approach to maintaining the property, including performing interior and exterior painting duties and distributing resident communications. The ideal candidate will be self-motivated, organized, and able to work both independently and as part of a team, with a strong customer service orientation.

Responsibilities

  • Assist the Lead Maintenance Technician and Property Manager in maintaining the physical integrity of the community.
  • Ensure units are turned quickly and grounds are clean.
  • Conduct all business in accordance with company policies and procedures, state, and federal laws.
  • Report unsafe conditions immediately to the Property Manager and/or Lead Maintenance person.
  • Fix or replace tiles, carpet, and flooring of units.
  • Change locks and make keys.
  • Remove and transfer heavy appliances and equipment as needed.
  • Assist in moving abandoned furniture and appliances to dumpsters.
  • Ensure that storage areas remain locked when not in use.
  • Keep grounds 100% clean and free of litter.
  • Clean and rake shrub areas, shovel mud when necessary, and use a blower to keep sidewalks clean.
  • Repair and replace windows, screens, sliding glass doors, etc.
  • Perform routine maintenance on property as requested.
  • Assist with various physical tasks as directed, such as tearing down fences and carrying abandoned sofas.
  • Perform interior and exterior painting duties.
  • Complete minor and routine service requests when requested.
  • Distribute resident communications to all units.
  • Perform any additional duties assigned by the Property Manager and/or Lead Maintenance person.

Requirements

  • Proven experience as Assistant Lead Maintenance/Maintenance Technician.
  • Basic understanding of electrical, hydraulic, and other systems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common appliances, and devices.
  • Manual dexterity and problem-solving skills.
  • Good physical condition and strength with a willingness to work overtime.
  • Customer service orientation.
  • Self-motivated, ability to be resourceful and creative.
  • Organized with the ability to prioritize and multi-task.
  • Team oriented with ability to work independently and with a team.
  • Certificate in EPA, HVAC, building maintenance technology or relevant field.
