About the position

The Assistant Lead Maintenance Technician at Emerge Living LLC plays a crucial role in maintaining the physical integrity of the community. This position assists the Lead Maintenance Technician and Property Manager in ensuring that the property is well-maintained, safe, and provides a quality living environment for residents, guests, and staff. The role involves a variety of maintenance tasks, including repairs, cleaning, and ensuring compliance with safety regulations.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, state, and federal laws.
  • Report unsafe conditions to the Property Manager and/or Lead Maintenance person.
  • Fix or replace tiles, carpet, and flooring of units.
  • Change locks and make keys.
  • Remove and transfer heavy appliances and equipment as needed.
  • Assist in moving abandoned furniture and appliances to dumpsters.
  • Ensure that storage areas remain locked when not in use.
  • Keep grounds clean and free of litter.
  • Clean and rake shrub areas, and shovel mud when necessary.
  • Use blower to keep sidewalks and walking areas clean.
  • Repair and replace windows, screens, and sliding glass doors.
  • Perform routine maintenance on property as requested.
  • Assist with various physical tasks as directed.
  • Perform interior and exterior painting duties.
  • Complete minor and routine service requests when requested.
  • Distribute resident communications to all units.
  • Perform any additional duties assigned by Property Manager.

Requirements

  • Proven experience as Assistant Lead Maintenance/Maintenance Technician.
  • Basic understanding of electrical, hydraulic, and other systems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common appliances, and devices.
  • Manual dexterity and problem-solving skills.
  • Good physical condition and strength with a willingness to work overtime.
  • Customer service orientation.
  • Self-motivated, ability to be resourceful and creative.
  • Organized with the ability to prioritize and multi-task.
  • Team oriented with ability to work independently and with a team.
  • Certificate in EPA, HVAC, building maintenance technology or relevant field.

Nice-to-haves

  • Certified Maintenance and Reliability Professional (CMRP)
  • High School Diploma or equivalent thereof
  • Bilingual (Spanish)
