About the position

As an Assistant Lead Maintenance at S2 Residential, you will play a crucial role in ensuring the comfort and satisfaction of our residents through exceptional customer service and maintenance support. Your primary responsibility will be to complete service requests efficiently and effectively, addressing issues in common areas, occupied and vacant units, and throughout the property as directed. This includes a variety of tasks such as changing lightbulbs, unclogging pipes, fixing faucets, changing locks, and performing floor tile installation and repair. You will also be involved in interior and exterior painting, assisting with trash outs, and unit turns, ensuring that all areas are well-maintained and presentable. In addition to completing service requests, you will conduct inspections of appliances, A/C systems, toilets, faucets, showers, lights, disposals, and all safety devices. Your role will require you to perform routine plumbing repairs, including servicing water heaters, clearing drain lines, and replacing worn-out washers and gaskets. You will also be responsible for replacing burned-out or broken exterior light bulbs and fixtures promptly. Your expertise will extend to routine electrical repairs, such as wiring fuses, fixtures, and sockets, as well as servicing HVAC systems. You will inspect, repair, modify, and install HVAC equipment, ensuring that all systems are functioning optimally. As a problem solver with a keen eye for detail, you will troubleshoot, repair, or replace defective parts in units and equipment, including thermostats, automatic switches, and fan controls. Your skilled electrical maintenance work will involve the repair, installation, and alteration of HVAC equipment and components, ensuring that all systems are safe and efficient. Your positive attitude and commitment to outstanding customer service will be essential in creating a welcoming environment for our residents and supporting your maintenance team.

Responsibilities

  • Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed.
  • Perform routine plumbing repairs such as replacing/repairing/servicing water heaters, clearing drain lines, and replacing worn out washers, gaskets, facets and floats.
  • Replace burned out, broken and/or nonworking exterior light bulbs and/or fixtures immediately.
  • Perform routine electrical repairs such as wiring fuses, fixtures and sockets, and repairing/installing/servicing HVAC systems.
  • Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and make necessary adjustments or repairs.
  • Troubleshoot, repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchanges, high limit controls, pressure controls and safety valves.
  • Assist with trash outs and unit turns.
  • Inspect the appliances, A/C system, toilets, faucets and showers, lights, disposals, and all safety devices.

Requirements

  • Valid driver license and auto liability insurance is required.
  • Must have reliable transportation.
  • Valid Type II or Universal EPA Certification is required.
  • Must be detail oriented and observant.
  • Possess a willingness to help.
