About the position

The Assistant Maintenance Supervisor plays a crucial role in ensuring resident satisfaction through effective maintenance operations and community upkeep. This position involves daily communication with the Service Manager, managing workflow, and performing necessary repairs and improvements to apartment homes. The role emphasizes customer service, integrity, and teamwork, contributing to a positive living environment for residents.

Responsibilities

  • Meet daily with the Service Manager to communicate and manage the workflow of all make readies, service repairs, and special projects.
  • Organize and file appropriate reports and paperwork daily.
  • Manage and complete make-ready checklists and all other required maintenance documentation in a timely manner as required by the Service Manager or Community Manager.
  • Complete all needed repairs and improvements to apartment homes prior to resident move-in by following the make-ready checklist.
  • Ensure that the appearance and physical aspects of the community exceed established standards by physically walking/inspecting the property daily, making repairs, and submitting reports to the Lead Maintenance Supervisor.
  • Notify the Community Manager of any illegal conduct by a vendor, resident, or employee.
  • Assist in maintaining the grounds, common areas, and amenities.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts when possible.
  • Change all locks and ensure all gates are working according to code and the property's policy.
  • Assist with all preventative maintenance as well as special projects as needed.
  • Accept service requests from the work order log.
  • Maintain positive customer service and a can-do attitude at all times.
  • Perform any additional duties/tasks and meet deadlines to exceed expectations.

Requirements

  • 6 months of related experience and training required.
  • Heating, Ventilation and Air Conditioning (HVAC) Certification required.
  • Strong customer service understanding and experience preferred.
  • Written and verbal skills in English and Spanish preferred.
  • Experience with OneSite/Real Page and ALN online systems preferred.
  • Experience using Microsoft Office applications including Word, PowerPoint, Excel, and Internet Explorer preferred.

Nice-to-haves

  • Certified Apartment Maintenance Technician (CAMT) is preferred, but not required.
