The Assistant Maintenance Technician plays a crucial role in ensuring the smooth operation and maintenance of the property. This position reports directly to the Property Manager or Maintenance Supervisor and is classified as non-exempt and hourly. The ideal candidate will have general maintenance experience, preferably with a high school diploma or GED. The role requires basic computer skills, including proficiency in Microsoft Word and Excel, as well as the ability to perform basic mathematical functions. Strong customer service skills and the ability to interact professionally with co-workers, supervisors, guests, vendors, and contractors are essential. The Assistant Maintenance Technician must be able to work in a fast-paced environment and handle moderate levels of stress, as well as be available for on-call duties 24/7, including weekends and after-hours work as necessary due to emergencies or business needs. Key responsibilities include performing make-ready tasks such as checking appliances, inspecting vacant apartments for damage, changing locks, determining painting needs, and completing a Make Ready Checklist. The technician will also be responsible for completing work orders promptly, inspecting grounds, assisting with hazardous weather issues, reporting property incidents, and adhering to safety policies and procedures. The physical demands of the job include being on foot for a significant portion of the day, performing various physical activities such as bending, climbing, lifting, and using maintenance tools and equipment. The work environment is dynamic, requiring constant exposure to both indoor and outdoor conditions, including potential exposure to paint fumes and other chemicals. Personal protective equipment must be worn when necessary to ensure safety during maintenance tasks.
