About the position

The Assistant Maintenance Technician at Fairfield Property Management is responsible for ensuring that vacated apartments are restored to 'market ready' condition while assisting with general maintenance tasks for the property's upkeep. This role involves a variety of maintenance duties, including plumbing, electrical work, and appliance installation, contributing to the overall functionality and appearance of the property.

Responsibilities

  • Inspect vacated apartments and complete checklist regarding make-ready status.
  • Complete all duties regarding make-ready/vacant units including general plumbing and basic electrical needs of the property.
  • Perform minor drywall repairs, window screens and blinds repairs, and replace/fix light bulbs, light switches, garbage disposals, and ceiling fans.
  • Rekey locks and install appliances such as stoves, refrigerators, washers, dryers, toilets, sinks, and vanities.
  • Caulk, clean gutters, downspouts, and connect hoses as needed.
  • Replace light bulbs and broken globes in units and throughout the exterior of the property as needed.
  • Assist in the general upkeep of the property by removing trash and debris from the grounds.
  • Perform pool maintenance such as cleaning and checking and adjusting pool chemicals.
  • Conduct all business in accordance with company policies and procedures safely.
  • Continuously observe the condition of the property and report any unusual circumstances.
  • Make regular inspections of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment as directed.
  • Assist in maintaining inventory of tools, equipment, and supplies.

Requirements

  • Minimum of six months of professional maintenance experience, preferably on a residential property.
  • Working knowledge of HVAC and pool maintenance strongly preferred.
  • Basic knowledge of electrical systems, plumbing systems, and painting procedures.
  • Ability to work an on-call schedule.
  • Valid driver's license and reliable transportation required.
