About the position

Valiant Residential is seeking an Assistant Maintenance to join our team at the Trails at Creekside in Allen, TX. This full-time position is crucial for maintaining the physical integrity of the property and ensuring that all maintenance tasks are completed efficiently and safely. The Assistant Maintenance will work closely with the maintenance supervisor and the leasing team to maximize renewal and leasing opportunities. In this role, the Assistant Maintenance will be responsible for responding to service requests made by residents, ensuring that all requests are completed within 24 hours whenever possible. The individual will implement and manage a system for handling these requests and will assist in scheduling the on-call rotation for the maintenance staff. It is essential that all duties are performed in accordance with Valiant Residential policies and procedures, as well as state and federal laws, including ADA, Fair Housing, and OSHA regulations. The Assistant Maintenance will also be tasked with maintaining accurate records of preventive maintenance, service requests, and the make-ready status of all vacant apartments. Regular inspections and maintenance of tools and equipment will be required, along with diagnosing and performing minor or routine maintenance on various systems, including electrical, plumbing, HVAC, and appliances. The role may also involve handling on-call duties and participating in emergency standby schedules for evenings, weekends, and holidays. Additionally, the Assistant Maintenance will assist in preparing the property for inspections and perform any other duties as assigned by the property manager or Regional Community Supervisor.

Responsibilities

  • Complete service requests made by residents within 24 hours.
  • Implement and manage the system for handling resident service requests.
  • Schedule the on-call rotation for the staff and assist with service as necessary.
  • Conduct all business in accordance with company policies and procedures and all state and federal laws.
  • Assist in the distribution of flyers and other materials.
  • Keep all safety materials current and readily accessible.
  • Maintain accurate records of preventive maintenance, service requests, and make-ready status of all vacant apartments.
  • Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis.
  • Inspect and maintain all tools in excellent condition.
  • Diagnose and perform minor or routine maintenance or repair involving electrical and plumbing systems, A/C and heating systems, appliances, and more.
  • Handle on-call duties whenever needed.
  • Participate in standby emergency schedules for evening, weekend, and holiday coverage.
  • Assist in preparing the property for various inspections.
  • Perform any additional duties as assigned by the property manager or Regional Community Supervisor.

Requirements

  • A minimum of two years of full-time experience in apartment maintenance or a related trade.
  • EPA (refrigerant, transition, and recovery certification).
  • Own a basic set of hand tools.
  • Valid driver's license with a good driving record and auto insurance.
  • Ability to perform work responsibilities at other locations and travel within major metropolitan areas with possible overnight stays.
  • Ability to work some weekends as needed.

  • Technical Certification is a plus.
