About the position

The Assistant Maintenance/HVAC Certified Technician plays a crucial role in maintaining the safety, appearance, and operational standards of the community. This position involves servicing maintenance requests, completing residential maintenance tasks, and providing excellent customer service to residents. The technician must align their performance with the company's vision and strategic initiatives to achieve operational objectives.

Responsibilities

  • Help maintain the entire property in an attractive and comfortable condition.
  • Assist in all types of maintenance as necessary and requested.
  • Complete turnovers/make-readies of vacant units as requested.
  • Be on-call to handle maintenance emergencies from residents and property emergencies according to the schedule.
  • Assist with resident functions as requested.
  • Respond to resident requests for maintenance and service, taking appropriate action to repair and restore service within established quality and time standards.
  • Service general plumbing and basic electrical needs, including replacing/fixing toilets, light switches, garbage disposals, and ceiling fans.
  • Rekey locks as requested.
  • Make regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment as directed.
  • Maintain tools, equipment, and workspace, ensuring they are organized and in proper working order, and request replacements as necessary.
  • Repair/replace appliances, plumbing systems, air conditioning/heating/electrical systems, and any apartment material/maintenance requests within management responsibility scope.
  • Perform preventive maintenance on equipment and apartments.
  • Request supply replacements and assist in stocking inventory.
  • Perform pool and spa maintenance as directed.
  • Follow company procedures regarding safety and emergencies.
  • Attend employee meetings and training seminars as requested.
  • Wear company uniform and badge during work hours.
  • Provide superior customer service to internal and external customers.
  • Report all property hazards, deficiencies, and risk management safety issues immediately to Supervisor or Property Manager.
  • Attend and participate in training programs as required.
  • Comply with all OSHA regulations.
  • Secure storage/pool areas, check timers, and listen for electrical shorts and malfunctioning motors.
  • Assist with hazardous weather problems, fires, floods, freezes, etc.

Requirements

  • High School diploma preferred.
  • Prefer 1 year experience in on-site apartment or hospitality maintenance.
  • Experience in building and mechanical maintenance including HVAC, plumbing, electrical, appliance repair, painting and drywall, and/or pool maintenance is a plus.
  • EPA Type II or Universal certification preferred.
  • Must be flexible to work overtime and service calls after hours.
  • Flexibility to work on weekends and accommodate varied schedules.
  • Must have a valid state issued driver's license.
  • Bilingual (English and Spanish) is a plus.
  • Ability to bend, stretch, twist, or reach with body, arms, and/or legs.
  • Ability to exert muscle force to lift, transport, and push a vacuum cleaner or mop.
  • Occasionally lift items weighing up to 50 lbs.
  • Requires normal range of hearing and eyesight.
  • Knowledge of OSHA laws and regulations.
  • Present self in a neat, clean, and professional manner at all times.
  • Familiarity with fair housing laws and regulations.

Nice-to-haves

  • Bilingual in Spanish and English is a plus.
  • Experience in HVAC, plumbing, electrical, appliance repair, painting and drywall, and/or pool maintenance.
