About the position

The Maintenance Technician plays a crucial role in ensuring the physical integrity of the community by assisting the senior maintenance technician. This position is responsible for maintaining a safe, secure, and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and will be expected to perform any reasonable task or request that aligns with the company's objectives. In the absence of the senior maintenance technician, the Maintenance Technician will assume all maintenance responsibilities, ensuring that all tasks are completed efficiently and effectively. The Maintenance Technician is expected to conduct all business in accordance with company policies and procedures, as well as state and federal laws, including OSHA, ADA, and Fair Housing regulations. This role involves preventive maintenance and safety measures, requiring knowledge of pertinent laws and regulations governing the proper storage and management of hazardous materials. The technician must be vigilant about the condition of the apartment property and take immediate action to correct any unsafe conditions, such as broken gates, steps, or exterior lights. Routine preventive maintenance on all appropriate equipment will be scheduled and performed as directed by the senior maintenance technician and manager. In addition to preventive maintenance, the Maintenance Technician will diagnose and perform minor and routine maintenance and repairs on various systems, including electrical, plumbing, A/C and heating systems, appliances, and more. The technician will also assist in coordinating needed repairs and services, report major repairs to the senior maintenance technician and manager, and maintain inventory levels of spare parts and supplies. The role requires physical activity, including lifting heavy appliances and equipment, and maintaining a clean and safe work environment. The technician will also be responsible for completing required training courses and maintaining safety standards at all times.

Responsibilities

  • Assist the senior maintenance technician in maintaining the physical integrity of the community.
  • Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
  • Conduct all business in accordance with company policies and procedures, state and federal laws.
  • Perform routine preventive maintenance on all appropriate equipment as directed.
  • Diagnose and perform minor and routine maintenance/repair on electrical and plumbing systems, A/C and heating systems, appliances, and more.
  • Inspect and maintain all tools in excellent condition.
  • Report all major repairs and need requisitions to senior maintenance technician and manager prior to any expenditure of funds.
  • Change locks, rekey and make keys as necessary.
  • Assist in keeping grounds neat and free of litter.
  • Perform any additional duties assigned by senior maintenance technician and manager.

Requirements

  • At least 3 years' experience in property maintenance or equivalent field.
  • Knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials.
  • Ability to diagnose and perform minor and routine maintenance/repair on various systems.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, and mechanical equipment.
  • Ability to perform physical activities such as bending, climbing, lifting, and reaching.

Nice-to-haves
