About the position

Carteret Management Corporation is seeking an Assistant Property Manager who will work closely with the property manager to oversee operations at the Preserve at Sabal Park, an affordable housing apartment community. This role is essential in ensuring that the community operates smoothly and in alignment with the company's values of communication, customer service, and competency. The Assistant Property Manager will be responsible for maintaining a positive, customer service-oriented approach to management, with a focus on meeting the needs of residents and the community. This position offers full-time employment at a competitive salary, along with a strong benefits package that includes over four weeks of total paid time off per year, affordable health plans, and a 401(k) with company-paid matching contributions. The Preserve at Sabal Park is located in Seffner, Hillsborough County, FL, and consists of 144 units, which are fully occupied with a waiting list. The community is designed for families and includes one, two, and three-bedroom apartments. As the Assistant Property Manager, you will assist in the oversight of community operations, including marketing and leasing, monitoring work orders, and addressing resident concerns. You will also play a crucial role in the recertification process for residents, managing rental payments, and maintaining the waiting list and applications. Compliance with the Low Income Housing Tax Credit (LIHTC) program is a critical aspect of this position, and all staff must ensure adherence to the strictest compliance standards. Administrative tasks will also be part of your responsibilities, including maximizing the use of RealPage's OneSite software for operational efficiency, managing filing systems, and addressing property inquiries.

Responsibilities

  • Maintain a positive, customer service-oriented approach to management with a goal of meeting resident and community needs.
  • Assist in oversight of community operations, including marketing and leasing.
  • Monitor work orders and handle resident concerns or issues.
  • Work closely with residents through the recertification process.
  • Collect and enter rental payments, manage waiting list and applications.
  • Ensure compliance with Low Income Housing Tax Credit programmatic standards.
  • Maximize usage of RealPage's OneSite software for operating efficiency.
  • Answer phones and manage filing (work orders, tenant files, vendor files).
  • Generate mailings and tenant notices, and address property inquiries.

Requirements

  • Excellent customer service skills.
  • Experience with affordable housing programs required.
  • Proficiency with computers, including Microsoft Word, Excel, Outlook, and RealPage OneSite.
  • Ability to work cooperatively and effectively with various groups (on-site staff, vendors, corporate team, residents).
