About the position

The Assistant Portfolio Manager plays a crucial role in the day-to-day operations of managing single-family home rentals at Invitation Homes. This position involves assisting the Portfolio Director in various tasks aimed at ensuring the smooth operation of the property management process. The Assistant Portfolio Manager is responsible for managing financial aspects, maintaining occupancy levels, and fostering positive relationships with residents. This role requires a strong focus on customer service, as the Assistant Portfolio Manager will be the point of contact for residents during their tenancy, addressing their needs and ensuring compliance with company policies. In this role, the Assistant Portfolio Manager will assist in managing a portfolio of single-family residential homes, ensuring that all operations align with the company's objectives and metrics. This includes maintaining occupancy levels, ensuring positive resident relations, and complying with all reporting requirements. The Assistant Portfolio Manager will provide exceptional customer service by assisting with resident move-in and move-out needs, responding to requests in a professional and timely manner, and managing resident and property-related issues as they arise. Additionally, the Assistant Portfolio Manager will be responsible for monitoring and working through all applicable reports and tasks, managing accounts receivable processes, daily depositions, reconciliation, and collections efforts. This position also involves maintaining electronic records, including lease files for residents, ensuring quality control in document storage within the proprietary database. Overall, the Assistant Portfolio Manager is integral to creating a positive living experience for residents while supporting the operational goals of Invitation Homes.

Responsibilities

  • Assisting in managing a portfolio of single-family residential homes in accordance with company objectives, metrics, and policies.
  • Assisting the Portfolio Director in maintaining occupancy levels and ensuring positive resident relations.
  • Providing exceptional customer service by assisting with resident move-in/move-out needs and responding to requests in a professional and timely manner.
  • Monitoring and working through all applicable reports and tasks.
  • Managing accounts receivable processes, daily depositions, reconciliation, and collections efforts.
  • Managing resident and property related issues as they arise and documenting them in the specified property management system.
  • Assisting with all electronic record keeping including lease files for the residents in assigned areas, ensuring file management quality control.

Requirements

  • Proven administrative experience in Property Management or related field.
  • Must possess a valid driver's license, an insurable driving record, and access to their own motor vehicle.
  • Working knowledge of property management software programs and Microsoft Office Applications.
  • Customer service oriented with strong communication, organizational, and interpersonal skills.
