About the position

The Assistant Portfolio Manager at VineBrook Homes, LLC plays a crucial role in supporting the Portfolio Manager and ensuring the effective management of the property portfolio. This position involves a variety of responsibilities across the property management cycle, including leasing, compliance, resident interactions, and financial oversight. The Assistant Portfolio Manager acts as a first line of decision-making and is integral to achieving operational metrics and financial performance goals.

Responsibilities

  • Provide general support to the Portfolio Manager on tasks, projects, organization, planning, and meetings.
  • Act as the first line of review and approval for core property management tasks.
  • Monitor agent performance and participate in monthly goal setting and delivery.
  • Screen applicants and manage the Applicant Tracking report.
  • Approve or reject screened residents and handle conditional status investigations.
  • Support agents with advertising, posts, and leasing compliance monitoring.
  • Participate in R&M performance reviews and escalate resident issues as needed.
  • Monitor open PM requests and ensure timely closure and communication with residents.
  • Assist in rate-setting discussions and monitor retention rates.
  • Conduct delinquency and collections calls during the first 10 business days.
  • Assist with turnover workflow and monitor CAA and YU tasks.
  • Participate in financial reviews and assist with budget monitoring and goal setting.
  • Handle various administrative functions and assist with move-in or move-out tasks.

Requirements

  • Bachelor's degree in Business Administration.
  • 2-5 years of experience in property management or a related field.
  • Highly organized with strong attention to detail.
  • Excellent analytical, interpersonal, and communication skills.
  • Ability to multi-task and thrive in a fast-paced environment.
  • Proficiency with computers, internet, MS Office, and Salesforce.
