About the position

The Assistant Project Manager is to manage construction projects by planning, organizing, and controlling all elements of the project under the direction of the Project Manager or VP of Operations. The ideal candidate is a results-oriented, hands-on professional with the ability to deal effectively and interact well with clients, subcontractors, and employees. As an Assistant Project Manager at Harvey General Contractors, you will maintain accountability for overall project success including financials, contractual obligations, quality control, timeliness, and client satisfaction. You will create and maintain project schedules, cost control statements, subcontractor coordination, pay applications, change orders, and monthly status reports. Additionally, you will prepare comprehensive project proposals for upper management's review and perform pre-construction services including quantity take-offs, estimating, and constructability review. Your role will also involve preparing monthly project financial forecasts for upper management's review, hosting project design, preconstruction, and weekly construction progress meetings with clients, subcontractors, and third parties. You will manage the project closeout process including jurisdictional requirements, systems training, client deliverables, and warranty walks. Furthermore, you will assist the Superintendent with analyzing and resolving field construction issues, solicit and qualify subcontractor proposals, negotiate and execute subcontract agreements, and maintain effective and professional relationships with clients, architects, engineers, and contractors.

Responsibilities

  • Maintain accountability for overall project success including financials, contractual obligations, quality control, timeliness, and client satisfaction
  • Create and maintain project schedules, cost control statements, subcontractor coordination, pay applications, change orders, and monthly status reports
  • Prepare comprehensive project proposals for upper management's review
  • Perform pre-construction services including quantity take-offs, estimating, and constructability review
  • Prepare monthly project financial forecasts for upper management's review
  • Host project design, preconstruction, and weekly construction progress meetings with clients, subcontractors, and 3rd parties
  • Manage project closeout process including jurisdictional requirements, systems training, client deliverables, and warranty walks
  • Assist the Superintendent with analyzing and resolving field construction issues
  • Solicit and qualify subcontractor proposals to ensure compliance with contract documents
  • Negotiate, qualify, and execute subcontract agreements
  • Prepare, review, and distribute RFI's while maintaining logs
  • Evaluate Submittals and shop drawings and manage process and procurement log to ensure compliance with contract documents and timeliness of completion
  • Develop and maintain project schedule with the Superintendent and Project Manager
  • Maintain a thorough understanding of contract documents and specifications
  • Assist Project Manager with project budgets, change orders, and project financial forecasting
  • Maintain effective and professional relationships with clients, architects, engineers and contractors
  • Understand and comply with the terms of Prime Contracts

Requirements

  • 2-4 Years of experience in the construction industry
  • 2-4 Years of experience as a Project Engineer or similar
  • Bachelor's Degree in Construction Management, Construction Engineering or equivalent
  • Must be able to work in a fast-paced environment and maintain a teamwork and positive attitude
  • Experience in the bid process with subcontractors
  • Quantity take-off and Estimating experience
  • Ability to read and interpret blueprints, schedules, specifications and other required construction documents
  • Strong computer skills and proficiency in Microsoft Office Suite, MS Project, Outlook, Procore, and Bluebeam
  • Highly organized with a strong emphasis on self-motivation and analytical skills
  • Strong interpersonal skills with an ability to interact with executive-level external and internal clients
  • Ability to identify and manage priorities
  • Ability to manage and coach others in both vocational and administrative skills
  • Capable of multi-tasking and problem-solving and can work in a team environment as well as independently
  • Exhibits confidence, ambition, and self-motivation
