About the position

CommonBond Communities is seeking a dedicated Assistant Property Manager for our Torre de San Miguel property located in Saint Paul, MN. This full-time position plays a crucial role in supporting the Property Manager with the daily operations of the community. The Assistant Property Manager will be responsible for coordinating marketing efforts, managing rental processes, and ensuring high occupancy rates, all while maintaining a strong focus on customer service and community relations. The role involves a variety of administrative duties that are essential for the smooth operation of both the management office and the apartment community. In this position, you will prepare resident files, set up appointments for lease signings, and ensure all necessary paperwork is completed accurately. You will also be responsible for maintaining compliance with government regulations, including preparing move-out materials and managing subsidy administration in accordance with HUD rules. Financial responsibilities include collecting rent payments, making bank deposits, and assisting the Property Manager with budget tracking and variance reporting. As an Assistant Property Manager, you will engage with prospective residents by showing apartments, verifying applications, and following up on leads. You will also handle resident complaints, coordinate community functions, and ensure that the property is well-maintained and welcoming. This role requires excellent communication skills, a detail-oriented approach, and the ability to manage multiple tasks effectively. You will work closely with resident services staff to meet the needs of residents and assist with move-in and move-out procedures. The position may require working overtime and being available on the first and last day of each month.

Responsibilities

  • Assist the Property Manager with daily operations of the community.
  • Coordinate marketing, rental, and occupancy efforts.
  • Prepare resident files and necessary paperwork for lease signings.
  • Maintain compliance reporting information monthly.
  • Collect rent payments and make daily bank deposits.
  • Assist with subsidy administration in accordance with HUD rules and regulations.
  • Show apartments and verify applications to completion.
  • Handle resident complaints in a timely and professional manner.
  • Coordinate resident functions and community events.
  • Act as Property Manager in their absence.

Requirements

  • Knowledge of government housing subsidy programs.
  • One year of leasing or property management experience preferred.
  • Excellent verbal, written, and interpersonal communication skills.
  • Exceptional sales skills and proficiency in YARDI software.
  • Basic knowledge of word processing and spreadsheet applications (Microsoft Word, Excel).
  • Detail-oriented with strong accuracy in handling numbers.
  • Self-motivated with exemplary time management skills.
  • Knowledge of fair housing and applicable compliance regulations.

Nice-to-haves

  • Post-secondary coursework in property management, business, or real estate preferred.
  • Post high school education preferred.
