About the position
Harbor Management is looking for a qualified and motivated Assistant Property Manager to oversee an elderly/affordable housing property in Lynn, MA. The role involves managing the daily operations of the property, ensuring compliance with established standards, and maintaining occupancy levels. The ideal candidate will have experience with Project Based Section 8/Affordable Housing and will be responsible for various administrative and operational tasks related to property management.
Responsibilities
- Direct and efficiently operate the property within the established budget.
- Ensure property standards are achieved and maintained.
- Maintain occupancy at acceptable levels.
- Review delinquent accounts and take necessary actions.
- Respond to resident requests in a timely and courteous manner.
- Manage waiting lists and process new residents.
- Involve in processing all annual and interim recertifications.
- Conduct annual unit inspections and invoice processing.
- Oversee rent collection and resident communication.
- Assist in budgeting and capital improvement supervision.
- Prepare for REAC/MOR inspections.
Requirements
- 1-2 years of property management experience, including HUD Section 8 and COS certification.
- Excellent organizational skills.
- Strong financial, marketing, supervisory, and resident relations skills.
- Solid budgetary, computer, and communication skills.
- Ability to communicate effectively, both verbally and in writing.
- Self-motivated with the ability to take initiative.
- Proficient in Microsoft Word, Excel, and RealPage or similar property management software.
