About the position

The Assistant Property Manager - Affordable Housing is responsible for overseeing the daily operations of an apartment community, ensuring that it meets ownership goals and objectives. This role involves managing maintenance, leasing, and grounds, while also assisting the Property Manager in leading and training staff to achieve operational excellence. The Assistant Property Manager must be knowledgeable about company policies and procedures and ensure compliance with all relevant regulations.

Responsibilities

  • Oversees the day-to-day operations of the assigned property including maintenance, leasing, and grounds.
  • Assists Property Manager in leading and training the office staff to achieve operational excellence.
  • Communicates regularly with Property Manager regarding property updates, issues, and personnel concerns.
  • Ensures bank deposits, credit card utilization, rent collection, and delinquency procedures are executed and documented per company policy.
  • Assists with tenant complaints and issues promptly and professionally.
  • Oversees the completion of new rental agreements and the associated verification processes.
  • Participates in regular and annual property inspections to ensure compliance with health and safety regulations.
  • Collects and submits service orders and repairs for the property.
  • Maintains an inventory of all equipment and furniture and purchases necessary materials and supplies.
  • Ensures compliance with all local, state, and federal regulations, including Fair Housing, EPA, and OSHA standards.
  • Supervises all service contracts or arrangements with service companies and suppliers.
  • Completes a variety of administrative duties for the property.

Requirements

  • High School diploma or equivalent.
  • Minimum 1 year in property management experience required; prior experience in a lead or supervisor role preferred.
  • Working knowledge of LIHTC (section 42) and public housing agency (PHAs) regulations preferred.
  • CPM® and ARM designation preferred.
  • Working knowledge of accounting, leasing, maintenance, and resident retention policies and programs.
  • Knowledge of property management software systems and technology solutions.
  • Proficiency with Microsoft Office - Outlook, Excel, Word, and PowerPoint.

Nice-to-haves

  • Ability to earn the ARM Certification.
  • Prior experience in a lead or supervisor role preferred.
