About the position

The position involves a range of responsibilities focused on property management, particularly in the commercial real estate sector. The role requires developing and maintaining relationships with tenants and decision-makers, coordinating tenant outreach programs, and assisting the Senior Property Manager in addressing tenant concerns. Regular meetings with key tenants and the Senior Property Manager are essential to review property operations and ensure effective communication. The position also involves monitoring work orders, analyzing trends, and recommending action plans to improve service delivery. Additionally, the role includes reviewing and tracking vendor invoices, preparing tenant bill-backs, and maintaining up-to-date data related to tenants and properties. The candidate will also assist with property inspections, coordinate the pre- and post-move-in processes, and ensure operational compliance with various requirements. Onsite attendance at a company office or portfolio property is required five days a week, and the ability to travel between properties is necessary.

Responsibilities

  • Develop and maintain working relationships with tenants and decision-makers
  • Coordinate and implement portfolio-specific tenant outreach programs
  • Assist Senior Property Manager in addressing tenant concerns quickly and professionally
  • Attend regular meetings with Senior Property Manager and key tenants to review property operations
  • Monitor work orders and preventative maintenance tasks, analyzing trends and recommending action plans to improve service delivery
  • Review, code, submit and track vendor invoices for approval by Senior Property Manager
  • Prepare tenant bill-backs as directed by Senior Property Manager
  • Prepare vendor and project contracts as directed by Senior Property Manager
  • Maintain up-to-date data including tenant contact information, building records, lease file information, Fire Evacuation Plans, and Tenant Handbooks
  • Monitor and collect accounts receivables from tenants
  • Assist Senior Property Manager with tenant improvement projects as needed
  • Assist with property inspections
  • Coordinate all phases of pre- and post-move in process
  • Oversee projects as requested by Senior Property Manager
  • Ensure operational compliance (i.e., vendor contract reviews, insurance certificate compliance, tenant contact audit)
  • Perform other duties as assigned by Senior Property Manager and Regional Property Manager
  • Perform all duties assigned to the Senior Property Manager in their absence
  • Ability to travel between properties
  • Onsite attendance at a company office or a portfolio property is an essential function of the job, five days per week

Requirements

  • 1-3 years of experience in commercial real estate property management, experience in healthcare property management strongly preferred
  • Bachelor's degree in Marketing, Business, Real Estate, Finance, and/or Accounting preferred
  • Professional designation from BOMA, IREM, or CCIM is preferred
  • Access to a reliable, personal vehicle
  • Valid US Driver's License
  • Ability to multi-task and prioritize tasks
  • Experience in the analysis of operational and financial data
  • Possess strong initiative and sense of personal responsibility
  • Ability to establish and maintain rapport with business community and interact with various levels of professionals
  • Excellent organizational, written, and verbal communication skills

Benefits

  • Base salary based upon and subject to candidate experience: $65,000 - $75,000 (plus generous cash incentives)
