About the position

The bilingual Assistant Property Manager/Leasing Agent at Colonial Apartments is a pivotal role responsible for managing the financial aspects of property management, ensuring the timely collection of rent and other receivables. This position requires a proactive approach to accounting, as the Assistant Property Manager will be accountable for the flow of money within the property. The role involves processing move-ins and move-outs, which includes interfacing with residents to schedule renewals or terminations of leases. The Assistant Property Manager will also be tasked with meeting management goals and objectives, ensuring that the standards required for Property Managers are achieved. In addition to financial responsibilities, the Assistant Property Manager will prepare and deliver all necessary notices related to delinquency, eviction, and three-day notices to vacate. This includes the preparation of security deposit refunds or charges and initiating collection procedures for any damages incurred. The role also involves posting all vending commissions, NSF checks, and other miscellaneous incomes and expenses, ensuring that all financial transactions are accurately recorded and reported. Responsibilities

  • Collection and posting of income within 24 hours of collection.
  • Preparation and delivery of all delinquency, eviction, and three-day notices to vacate.
  • Interface with residents to schedule renewals or move-outs.
  • Prepare security deposit refunds or charges.
  • Begin collection procedures for damages.
  • Post all vending commissions, NSF checks, and other miscellaneous incomes/expenses.

Requirements

  • Bilingual proficiency in English and Spanish (or another language).
  • Experience in property management or a related field.
  • Strong organizational and time management skills.
  • Ability to work independently and as part of a team.
  • Excellent communication and interpersonal skills.

Nice-to-haves

  • Previous experience in a leasing agent role.
