The Assistant Property Manager at Mayfair Mansions plays a crucial role in ensuring a safe and attractive living environment for residents while maintaining exceptional quality and service. This position is responsible for sustaining resident satisfaction, operational efficiency, and strong financial results. The Assistant Property Manager will serve in the capacity of the Property Manager in their absence, demonstrating the HEROES principles of Helpful, Engaged, Responsive, Outstanding, Excellence, and Success in all activities and interactions. In this role, the Assistant Property Manager will routinely interact with residents, ensuring effective communication and addressing any concerns promptly and professionally. They will implement sales and marketing activities to achieve occupancy goals, adjusting strategies as needed based on market conditions and competitive pressures. Compliance with Enterprise Residential's policies and external regulatory requirements is essential, including a solid understanding of the Fair Housing Act. The Assistant Property Manager will manage the leasing process, collect rents, monitor delinquencies, and maintain accurate records. Additionally, the Assistant Property Manager will promote resident services initiatives, engage residents in community activities, and prepare operational and financial reports. They will assist in processing property expenses and participate in required training sessions. The role requires keeping the Property Manager informed of any information that could affect property operations and supporting other communities as assigned by management. This position offers a unique opportunity to work with a dedicated team focused on community development and affordable housing.

Responsibilities

  • Ensure a safe and attractive living environment for residents.
  • Demonstrate HEROES principles in all activities and interactions.
  • Interact routinely with residents and address concerns promptly and professionally.
  • Implement sales and marketing activities to achieve occupancy goals.
  • Maintain knowledge of competitive properties and market trends.
  • Comply with Enterprise Residential's policies and procedures and external regulatory requirements.
  • Ensure compliance with the Fair Housing Act and manage the leasing process.
  • Collect rents and manage delinquencies and collections.
  • Provide direction to the team in the absence of the Property Manager.
  • Promote resident services initiatives and engage residents in community activities.
  • Prepare, monitor, and distribute reports on operational and financial data.
  • Assist in processing property expenses such as vendor invoices.
  • Participate in required training sessions and keep the Property Manager informed of relevant information.

Requirements

  • Minimum three (3) years' experience in property management, leasing, or a related field.
  • High School Diploma or G.E.D.
  • NCHM COS (Certified Occupancy Specialist) & TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally-recognized compliance training program, or ability and commitment to obtain certifications at the next available course offering.
  • Ability to work in a fast-paced environment with strong organizational and follow-up skills.
  • Strong verbal and written communication skills in English.
  • Ability to apply reason, logic, and problem-solving skills to resolve operational issues.
  • Ability to read and understand policies, procedures, and general business correspondence in English.
  • Strong computer and keyboarding skills, with proficiency in Microsoft Word and Excel.
