About the position

The Assistant Property Manager is responsible for supporting the management of residential properties, ensuring smooth operations, and maintaining high occupancy rates. This role involves administrative tasks, leasing activities, and customer service, requiring effective communication and organizational skills. The position also requires on-call availability and the ability to work flexible hours, including weekends.

Responsibilities

  • Responsible for collection, posting, and depositing of all rental payments.
  • Perform evictions on delinquent residents.
  • Complete daily, weekly, and monthly financial and leasing reports accurately and on time.
  • Execute all affordable housing paperwork and reporting, if applicable.
  • Inspect grounds, models, and leasing office for eye appeal and marketability.
  • Ensure the property office is organized and runs smoothly in the absence of the manager.
  • Validate all input including prospects, traffic, applications, leases, move-outs, deposits, and closing reports.
  • Adhere to daily, weekly, and monthly computer reporting requirements.
  • Train, direct, and supervise on-site associates in daily computer functions.
  • Lease apartments by showing models and/or available units and selling property products and services.
  • Develop and implement excellent telephone and personal sales skills.
  • Prepare all lease-related paperwork accurately and timely.
  • Respond to resident requests and resolve problems and complaints.
  • Work with property management staff to develop and implement sales and marketing strategies.

Requirements

  • A minimum of a high school education is required.
  • Fluency in English, both written and spoken.
  • At least one year of residential leasing and/or management experience is required.
  • Excellent management and communication skills.
  • Strong administrative and organizational skills.
  • Strong time management skills.
  • Professional image and strong customer service orientation.
  • Knowledge of on-site maintenance requirements and handling vendors and contractors.
  • Ability to close a sale.
  • Access to drive a vehicle.
