About the position

The C&W Multifamily Assistant Property Manager is responsible for maintaining our apartment communities to a market-ready standard, ensuring a high-level of service at all times. This role involves building and motivating high-performing teams to maximize the performance of the property. The Assistant Property Manager will assist the Property Manager with the overall operations, which includes maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, and more. In this fast-paced environment, the Assistant Property Manager will ensure the smooth running of the community, providing superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Responsibilities also include completing lease and renewal paperwork to ensure compliance with company standards, tracking and evaluating advertising and client traffic, and maintaining effective on-site staff through interviewing, hiring, and coaching as necessary. The role requires maintaining residents' files in accordance with company standards and ensuring a positive living environment through prompt conflict resolution and consistent follow-up. The Assistant Property Manager will also manage and maintain all aspects of the overall community budget and finances, working closely with leasing staff to meet leasing and marketing goals. This position is essential in modeling the Cushman & Wakefield mission to be the best national management company, ensuring that all policies and procedures are followed by the on-site team.

Responsibilities

  • Ensure the smooth running of the community in a fast-paced environment.
  • Assist the Property Manager with overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Provide superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Complete lease/renewal paperwork to ensure compliance with company standards.
  • Track and evaluate advertising and client traffic.
  • Maintain effective on-site staff through interviewing, hiring, and coaching as necessary.
  • Maintain residents' files in accordance with company standards.
  • Resolve conflicts and maintain a positive living environment for community residents through prompt follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.

Requirements

  • Bachelor's Degree preferred; High School Diploma, GED, Technical or Vocational school required.
  • 3+ years of Multifamily Property Management experience.
  • 1+ years of Management experience onsite.
  • Experience with Yardi, Leasing, and Tenant Services.
