About the position

The Assistant Property Manager will support the management of a Low Income Public Housing (LIPH) community in Houston, Texas. This role requires a proactive individual who can handle various responsibilities, including rent collection, property maintenance, and resident communication. The position is fast-paced and demands strong organizational and interpersonal skills to ensure the community is well-maintained and residents' needs are met.

Responsibilities

• Ensure high occupancy levels of the property.
• Turn over vacant units and lease them within 10 days.
• Collect and deposit rents and handle evictions and delinquent notices, maintaining a collection rate of 98%.
• Maintain the property in good repair and enforce house rules.
• Manage expenditures according to the property budget and obtain bids for necessary work.
• Prioritize work tasks and assign them to contractors or employees.
• Be available for emergency calls and ensure qualified personnel handle issues.
• Maintain property safety and security in compliance with company policy and laws.
• Notify residents of any changes or proposed changes.
• Conduct daily property walks to identify deficiencies and ensure timely repairs.
• Educate residents on safety and responsibility for their homes and common areas.
• Evaluate and review personnel performance on the property.
• Motivate assigned personnel to perform at their highest potential.

Requirements

• Experience in Public Housing management is strongly preferred.
• Ability to communicate effectively with staff, residents, contractors, and management.
• Strong organizational skills and ability to manage multiple tasks in a fast-paced environment.
• Self-starter attitude with a proactive approach to responsibilities.

Nice-to-haves

• Experience in property management or related fields.
