About the position

The Assistant Property Manager is responsible for the efficient operation of a property, typically managing 300-400 units, under the direction of the Property Manager. This role involves administrative leasing, maximizing income and property values, and ensuring compliance with industry standards and company policies. The Assistant Property Manager will also support the Community Manager and coordinate maintenance, leasing, and resident relations while maintaining high occupancy rates.

Responsibilities

  • Conduct all business in accordance with company policies and procedures, Fair Housing, and other relevant laws.
  • Assist the Community Manager in coordinating ongoing maintenance of the property.
  • Set appointments, show apartments, and maintain a high occupancy rate.
  • Manage processing of applications to ensure rapid turnover of vacant apartments.
  • Ensure proper move-in and move-out procedures are followed, including inspections and paperwork.
  • Enforce response procedures regarding resident concerns and complaints.
  • Communicate frequently with Property Manager and Regional Manager about community needs.
  • Attract and educate new tenants and assist with lease renewals.
  • Complete and file reports timely and efficiently, including traffic and availability reports.
  • Resolve day-to-day resident problems and concerns, including maintenance and safety issues.
  • Manage resident retention and relations, investigating and resolving complaints.
  • Collect and post rent, manage delinquencies, and process evictions.
  • Oversee property security deposits and tenant insurance programs.
  • Shop competition regularly to stay informed about pricing and policies.
  • Assist in supervising and training property staff.

Requirements

  • At least two years in property management or related industry.
  • Familiarity with real estate contracts and leases.
  • Developed leadership and communication skills, both verbal and written.
  • Experience in rent collections and financial management.
  • Ability to handle crises appropriately and communicate effectively.
  • Complete understanding of Fair Housing regulations.
  • Experience with Yardi software is a plus.
  • Solid experience with Microsoft Office.
  • Ability to multi-task and prioritize effectively.
  • Strong attention to detail and ability to adapt to changing priorities.
