About the position

The Assistant Property Manager (APM) at Westbrook Apartments plays a crucial role in supporting the Property Manager in the overall operation of the property. This position is responsible for the day-to-day implementation of policies, procedures, and programs that ensure the property runs smoothly and efficiently. The APM is tasked with maintaining an acceptable occupancy level and fostering a supportive environment for all residents, including those with special needs. This role requires interaction with various vendors and the ability to establish and maintain effective working relationships with onsite support staff. The APM will conduct interviews and screen prospective residents to ensure suitable occupancy. They will also prepare, process, and sign leases and rules, ensuring compliance with company policies. The role involves purchasing general supplies and services in accordance with the property management policies and procedures. Additionally, the APM will assist with property inspections and monitor work orders to ensure timely completion. Rent collection is a key responsibility, which includes receipting and preparing deposits using the Boston Post property management software. The APM will also be responsible for writing warning letters and preparing legal notices to residents when necessary. Maintaining accurate records and submitting required reports according to the John Stewart Company (JSCo) policies is essential. The APM may also perform related work and other duties as required to support the property management team.

Responsibilities

  • Interviews and screens prospective residents for occupancy.
  • Prepares, processes and signs leases and rules.
  • Purchases general supplies and services following the P.O. policy and procedures.
  • Assists with inspections and monitoring work orders.
  • Handles rent collection, receipting, and prepares deposits using Boston Post property management software.
  • Writes warning letters and prepares legal notices to residents.
  • Submits required reports and maintains records according to JSCo policies.
  • Performs related work and other duties required.

Requirements

  • High school diploma or GED required; BA degree desirable.
  • Ability to read, write and communicate fluently in English.
  • Excellent problem solving, listening, and deductive reasoning skills.
  • Proficiency in Microsoft Word, Excel, and Outlook.
  • 1-2 years property management experience, preferably with Tax Credit properties.
  • Prior experience in managing affordable housing complexes.
  • Valid Driver's License and reliable transportation, with the ability to travel for training purposes.
  • Knowledgeable regarding company policies, federal, state, and local laws, Tax Credit Section 42, and other rules that pertain to tenants.
