About the position

Odin Properties, a leading Real Estate Development and Property Management Company, is seeking an enthusiastic and detail-oriented Assistant Property Manager to join our dynamic team in Philadelphia, PA. This full-time position offers an exciting opportunity to work closely with on-site operations, including leasing, maintenance, and marketing of our apartment community. The Assistant Property Manager will play a crucial role in ensuring the smooth operation of the property and enhancing the living experience for our residents. In this role, you will collaborate directly with the Property Manager to monitor and improve the financial performance of the assigned community. You will be responsible for overseeing leasing and occupancy rates, ensuring that all rent is collected on time and accurately posted. Additionally, you will manage the entry of all leasing data, including unit move-ins and move-outs, into our property management software system, Yardi. Regular inspections of vacant units and property grounds will be part of your routine to maintain the community's standards. Your responsibilities will also include managing tenant correspondence, such as late payment notices, and coordinating maintenance requests with the maintenance staff. You will be involved in marketing efforts, scheduling appointments, and showing available units to prospective tenants. Building strong community and resident relations will be essential to your success in this position, as you will be the point of contact for residents and prospective tenants alike.

Responsibilities

  • Work directly with Property Manager on financial performance of assigned community
  • Oversee leasing, occupancy, and retention performance
  • Ensure all rent is collected as due and posted correctly
  • Enter all unit, move-in, move-out, and other leasing data into the property management software system
  • Walk vacant units and property grounds regularly
  • Manage and distribute tenant correspondence electronically, including late payment notices
  • Manage all maintenance requests and ordering of supplies with maintenance staff
  • Assist in marketing efforts, schedule appointments, and show available units
  • Foster community and resident relations

Requirements

  • High School diploma; College degree and professional certifications are a plus
  • Minimum of 3 years of experience in property management
  • Experience with multi-unit apartments, leasing with market rate, vouchers, and subsidies is very helpful
  • Prior experience with real estate property management software (Yardi preferred)
  • Strong written and verbal communication skills
  • Entrepreneurial mindset, self-starter who can function independently and as part of a small team
  • Proactive, detail-oriented work habits with a commitment to high-quality work
  • Excellent record keeping and file maintenance skills
  • Ability to prioritize workloads of staff
  • Ability to work with a sense of urgency and oversee multiple projects
