About the position

South Metro Housing Options (SMHO) is a non-profit organization dedicated to providing clean, safe, and affordable housing for families, students, professionals, seniors, and disabled adults in Littleton and Arapahoe County, Colorado. Currently, SMHO assists over 1,400 households, contributing significantly to the community. The organization's mission is to strengthen communities by offering creative opportunities for diverse housing alternatives. The Assistant Property Manager position is a full-time role that requires a self-motivated, detail-oriented team player. This role involves performing a variety of specialized and technical support tasks that necessitate a detailed understanding of Housing Management programs. The Assistant Property Manager will be responsible for front office reception duties, tenant accounting, and analyzing information and data to create, edit, compile, manipulate, and retrieve files and databases, as well as generate reports. Additionally, the role includes processing routine maintenance requests, resolving resident complaints, and assisting the Property Manager and other staff members in their duties. The Assistant Property Manager will support the Property Manager in managing the daily operations of the properties, which includes lease renewals and recertifications, showing vacant units to prospective residents, monitoring and resolving tenant issues, and maintaining incident documentation. The position also requires compliance with all Federal and State laws, including the Americans with Disabilities Act and the Fair Credit Reporting Act, particularly in relation to Section 8 housing programs. The Assistant Property Manager will maintain positive relationships with both internal and external clients, ensuring that the property is well-maintained and that residents receive the necessary support and resources.

Responsibilities

  • Perform front office reception duties and tenant accounting.
  • Analyze information and data to create, edit, compile, manipulate, and retrieve files and databases.
  • Process routine maintenance requests and resolve resident complaints.
  • Assist the Property Manager and other staff members in their duties.
  • Support the Property Manager in managing daily operations of the properties.
  • Handle lease renewals and recertifications.
  • Show vacant units to prospective residents/tenants/applicants.
  • Monitor and resolve tenant issues/complaints and maintain incident documentation.
  • Handle emergency resident calls and provide information/resources to resolve emergencies.
  • Maintain resident files and various logs required for property management.
  • Assist residents in obtaining proper documentation for Reasonable Accommodation Requests.
  • Coordinate with the Property Manager to perform lease enforcement and property inspections.
  • Ensure the building and property grounds are clean and well-maintained.

Requirements

  • High School Diploma or its equivalent.
  • Minimum 1 year experience in a management position, preferably in property management.
  • Experience in public housing or knowledge of Section 8 housing programs is a plus.
  • Valid driver's license is required.
  • Experience and working knowledge of Project Based Section 8, HUD regulations, and policy is a plus.
  • Prefer experience and working knowledge of the IRS Section 42 Low Income Housing Credit program.
  • Basic knowledge of business office practices is required.
  • Working knowledge of standard office equipment and ability to operate it effectively.
  • Ability to communicate effectively with callers, visitors, and co-workers.

Nice-to-haves

  • Experience in property management software such as Yardi.
  • Knowledge of agency policies and procedures related to housing management.
