About the position

The Assistant Property Manager at Avenue5 Residential is responsible for supporting the property manager in the overall operations of the property. This role focuses on ensuring efficient operations, overseeing maintenance and supplier contracts, managing lease administration, and enhancing resident satisfaction. The position requires a proactive approach to property management, including financial reporting, resident relations, and compliance with company policies and regulations.

Responsibilities

  • Assist the property manager in managing the day-to-day operations of the property.
  • Ensure resident satisfaction and retention throughout the resident lifecycle.
  • Maintain accounts receivable, including collecting rent and making daily bank deposits.
  • Complete financial and leasing reports accurately and timely.
  • Audit records to identify administrative actions needed, such as lease expirations and delinquent accounts.
  • Process evictions and handle necessary paperwork and court hearings.
  • Lease apartments as needed and shop competitive properties.
  • Inspect buildings and grounds for safety and cleanliness, alerting maintenance as needed.
  • Process move-ins, move-outs, and lease renewals.
  • Audit lease agreements and resident files for accuracy.
  • Assist in training staff on leasing and office operations.
  • Compose routine correspondence and rental notices.
  • Assist with resident relations and problem resolution.
  • Assume responsibility for property operations in the absence of the property manager.

Requirements

  • High school diploma is required; Bachelor's degree preferred.
  • Two to three years of experience in property management is required.
  • Knowledge of resident rental lifecycle activities is required.
  • Real estate license preferred or may be required in some locations.
  • Prior experience in Yardi Voyager or equivalent system is preferred.
  • Basic knowledge of Microsoft Office Suite (Outlook, Word, PowerPoint, Excel) is required.
  • Excellent interpersonal skills for effective communication at all management levels.
  • Ability to work independently and prioritize in a fast-paced environment.
  • Capability to read, write, comprehend, and converse in English.
  • Strong organizational and time-management skills.

Nice-to-haves

  • Experience with Yardi Voyager or similar property management software.
  • Bachelor's degree in a related field.
