About the position

The Assistant Property Manager plays a crucial role in supporting the Property Manager in the overall operations of the property, including leasing, office management, marketing, and resident relations. This position is responsible for maintaining a safe and welcoming environment for residents while ensuring compliance with company policies and legal regulations.

Responsibilities

• Maintain and enhance relations with prospects, residents, staff, and vendors.
• Oversee Accounts Receivable ensuring rents and all applicable fees are billed and collected.
• Perform regular property inspections for cleanliness, curb appeal, and safety hazards.
• Assist the Regional Property Manager with the property-operating budget.
• Enter and review all payables, post transactions, and make bank deposits.
• Complete computerized accounting functions for accuracy and timeliness, including SDR refunds and interest payments.
• Conduct pre-move-in and move-out inspections, assessing charges as appropriate.
• Investigate and resolve tenant complaints, enforce occupancy rules, and inspect vacant units for repairs.
• Plan renovations and contract landscaping and snow removal services.
• Communicate professionally with co-workers, management, residents, vendors, and outside contacts.
• Perform general office duties such as answering phones, writing service requests, and monitoring office supplies.
• Complete all reasonable duties assigned by the Regional Property Manager.

Requirements

• High School Diploma or GED required; 2-year or 4-year degree preferred.
• Minimum of 2 years of experience in property management.
• Proficient in computer applications including Word Processing and Excel.
• Effective communication skills in English, both written and verbal.
• Ability to work under pressure and meet deadlines.

Nice-to-haves

• Experience with AppFolio software is a plus.
