As an Assistant Property Manager at Legacy Partners, you will play a crucial role in supporting the Business Manager in the overall operation of an apartment community. Your responsibilities will encompass a wide range of tasks aimed at ensuring the community is well-maintained and operates efficiently. You will be involved in general administration, maintenance oversight, and the management of personnel and resources to maintain the property in excellent physical condition while achieving a stable fiscal operation. In this position, you will actively collaborate with the staff, Business Manager, Marketing Department, and Regional Portfolio Manager to enhance advertising efforts, leasing activities, and community engagement to maximize occupancy rates. You will be responsible for preparing, processing, and signing all Rental Agreements and related documentation in the absence of the Business Manager, as well as auditing lease files for accuracy. Additionally, you will manage the collection of rent and other payments, ensuring that all funds are appropriately labeled and stored, and handle delinquent accounts, including preparing documents for collection agencies. Your role will also involve overseeing move-ins and move-outs, conducting apartment inspections, and promptly resolving resident issues while keeping the Business Manager informed. You will be tasked with creating and implementing a resident retention plan and maintaining high standards for shop scores. Under the guidance of the Business Manager, you will stay informed about market competition and assist with market surveys to ensure accurate data collection. You will perform bookkeeping tasks as assigned, ensuring that residents enjoy a clean, safe, and well-maintained community. This includes managing service requests efficiently and supervising personnel and contractors in the absence of the Business Manager. You will also be responsible for adhering to maintenance and purchasing directives, reporting emergencies, and inspecting the community for necessary improvements. Your commitment to maintaining property operations according to company standards will be essential, as will your ability to manage online reputation effectively.
