About the position

We are looking for an exceptional Assistant Property Manager to join our team at our Cambridge Square Lauderdale Lakes apartment community! The Assistant Property Manager is responsible for assisting the Property Manager with ensuring the community generates a satisfactory cash flow, the property is maintained in accordance with Company standards, assures customer satisfaction, and manages the property in the absence of the Property Manager. This role is crucial in maintaining the operational efficiency of the property and ensuring that residents have a positive living experience. The Assistant Property Manager must be able to perform a variety of tasks that are essential to the success of the property management team. This includes promptly answering telephone and e-mail inquiries with the goal of obtaining appointments to show the community to prospective residents. The Assistant Property Manager will greet prospective residents, demonstrate the features and benefits of the interior of the apartment homes and amenities, explain terms of occupancy, and provide information about local areas. Closing the sale with prospective residents and obtaining a holding deposit and application for an apartment or waiting list is a key responsibility. In addition to sales activities, the Assistant Property Manager will follow up with prospective residents who have not yet leased to continue the sales process and secure the sale. They will also determine and certify the eligibility of prospective residents, following government regulations and Company procedures. Assisting the Property Manager with all marketing and sales activities, including advertising promotions and marketing surveys of competitors' activities, is also part of the role. The Assistant Property Manager will pursue and collect rent payments, accurately record remittance, and investigate complaints, disturbances, and violations, resolving problems in accordance with management rules and regulations. Maintaining accurate records, reports, and documents is essential, as is ensuring the confidentiality of all data in the resident files, such as income, credit reports, and assets. The Assistant Property Manager will provide information and reports in coordination with other departments as needed and conduct all activities in accordance with HUD regulations and Fair Housing requirements. Processing move-in and move-out documents is also a critical function of this position.

Responsibilities

  • Process move in and move out documents.

Requirements

  • High school diploma or equivalent combination of education, training or experience.
  • Property Management experience preferred.
  • Must be detail oriented and organized.
  • Must have and maintain a valid Driver's License in the state of residence.
  • Able to work a varied schedule including weekends.
  • Must be able to communicate effectively verbally and in writing.
  • Must be able to read and comprehend the English language.
  • Fluent in Spanish is a plus.
